Apply for a building warrant
Your building warrant pack - electronic submission
This guidance applies to granted electronic building warrants only.
If you are unsure if your granted building warrant is electronic or paper, please contact us on 0131 271 3350.
When your application is approved, we will issue your electronic building warrant pack to you or your agent.
Your pack includes:
1. Your building warrant
Your building warrant is the legal permission to start the building work or to convert or demolish a building.
A building warrant is valid for 3 years from the date of approval.
All conditions that apply to your building warrant will be detailed.
2. Stamp approved plans and specification
It is important that you work from the stamp approved plans and specification, as they show compliance with the Building Regulations.
You should use the stamp approved plans and specification for:
- costing your project,
- getting quotes from builders, and
- supervising and checking the work on site.
3. Construction Compliance Notification Plan (CCNP)
A Construction Compliance and Notification Plan (CCNP) is a summary of the key stages of a project to be inspected by Midlothian Building Standards. The number of key stages in a CCNP depends on how complex your project is. Your CCNP also lists contact details for your project, including the case surveyor.
4. Start of work notice
The first key stage on every CCNP is Start of works. By law you must notify Midlothian Building Standards within 7 days of the date on which work starts on site.
Please tell us as soon as you know your start of work date. You can:
- submit a Start of work notice via the eBuilding Standards portal (see our guide Complete a Notice Regarding Start of Work), or
- phone the case surveyor, or
- email the case surveyor.
