Obtain a completion certificate
Accepting or rejecting
Following the completion inspection and reasonable enquiry, the 3 possible outcomes are:
- All work complies
If all work is in accordance with the approved plans and specification, and Building Regulations, we will accept your Completion Certificate - Submission. A Notice of Acceptance of Completion Certificate will be issued. - All work complies, but some constructional issues are outstanding
If all work is in accordance with the approved plans and specification, and Building Regulations, but some constructional issues need to be addressed, see "outstanding faults" below. - The work does not comply
If the work is not in accordance with the approved plans and specification, and Building Regulations, we will reject your Completion Certificate - Submission. The reasons for the rejection, including any work requiring attention, will be detailed in a Notice of Rejection of Completion Certificate.
Outstanding faults
If there are outstanding faults or issues, the case surveyor will:
- at the end of the completion inspection, tell you or your builder of the faults or issues.
- as soon as possible, issue a completion inspection faults letter. This gives details of the faults or issues, indicates the measures required by the Building Regulations to remedy the situation, and sets a timescale for this.
If you need an amendment to your building warrant
If an amendment is needed, we will reject your Completion Certificate - Submission.
An amendment may be needed to formalise any significant deviations, additions and omissions to your project compared with your approved plans and specification. Your completion inspection faults letter will advise of the issues to be addressed in the amendment.
The procedure is the same as for your initial building warrant application:
- Apply for a building warrant - electronic submission to be used if your original building warrant was submitted electronically via the eBuilding Standards portal.
- Apply for a building warrant - paper submission to be used if your original building warrant was submitted as paper copies.
Once the amendment is assessed and approved by us, you will need to apply for a new Completion Certificate. This must include the work detailed in the amendment.
Remedial works
When you receive a completion inspection faults letter, you should arrange for the outstanding faults or issues to be addressed.
When the remedial work is complete, please contact the case surveyor to arrange for re-inspection. Contact details for each case surveyor are on all correspondence we issue.
For some faults, instead of a follow-up inspection, we may accept photographic or other evidence that the issues have been resolved. If so, details will be in the completion inspection faults letter.
When the issues are addressed, re-inspected and found satisfactory, we will issue a Notice of Acceptance of Completion Certificate.
